Prvý projekt na Slovensku predschválený na certifikáciu systémom LEED
Spoločnosť Gardiner & Theobald („G&T”), jedna z vedúcich poradenských firiem v oblasti cenového manažmentu na svete, oznámila, že MC Štadión realizovaný spoločnosťou Develon v Žiline je prvým projektom na Slovensku, ktorý získal predschválenie na certifikáciu LEED. Projekt bol predschválený podľa hodnotiaceho systému United States Green Building Council („USGBC“) LEED „Hrubá stavba 2.0“. LEED certifikácia (Leadership in Energy and Enviromental Design) je medzinárodne používaný certifikačný systém v stavebníctve, ktorý má overiť, či bola budova naprojektovaná a postavená metódami rešpektujúcimi kritériá pre ochranu životného prostredia.
MC Štadión sa nachádza v Žiline a poskytuje približne 29 000 m2 hrubej nájomnej plochy. Riešená časť je prvou fázou multifunkčného centra, ktorý stavia developerská a investičná spoločnosť Develon pôsobiaca na Slovensku a tiež v Českej republike. Projekt bude napokon poskytovať maloobchodné a kancelárske priestory s možnosťou dvojúrovňového parkovania. S ohľadom na očakávaný zisk LEED certifikácie sa projekt stane významnou stavbou v Žiline a inšpiráciou pre celý región. Začiatok stavebných prác je plánovaný na začiatok roku 2011.
Eric Johnson zo spoločnosti G&T, jeden z mála odborníkov akreditovaných pre LEED certifikáciu v regióne, k projektu uviedol: „Celý tým G&T je nadšený z účasti na tomto projekte, pretože sa jedná o prvý v regióne, ktorý bol predschválený na certifikáciu a vytvorí tak štandard pre ostatné projekty snažiace sa o zisk LEED certifikácie. Snažíme sa o to, aby verejnosť pochopila význam tejto certifikácie pre budúci rozvoj.“
Strieborná úroveň predschválenej certifikácie vyplýva podľa USGBC z predbežného hodnotenia projektovej dokumentácie, vlastností projektu, konštrukčných postupov a následného záveru, že tieto zložky povedú k certifikácii na Striebornú úroveň. Záverečná certifikácia prebehne po dokončení budovy a po nezávislom posúdení dokumentácie organizáciou USGBC, ktorá potvrdí, že udržateľné ciele projektu boli dosiahnuté. LEED hodnotenie Hrubej stavby posudzuje celý projekt, okrem prenajatých priestorov.

Success for Gardiner & Theobald‘s Slovak Office as Stadion Becomes the First LEED Pre-Certified Development in Slovakia
Gardiner & Theobald (“G&T”), one of the world’s leading Project and Cost Management Consultancies, has announced today that the Stadion Project that is being developed by Develon in Zilina, Slovakia, on which G&T has provided cost management services and been overseeing the LEED Certification process, has become the first development in the country to be awarded the pre-certification under the United States Green Building Council’s (USGBC) LEED for Core and Shell 2.0 rating system. LEED (Leadership in Energy and Environmental Design) is an international certification system that is recognised throughout the whole construction industry and provides verification that a building reflects the whole gambit of environmentally friendly design and construction practices.
Stadion is located in Zilina, in the north of Slovakia, and comprises a gross lettable area of approximately 29,000 m². It is the first phase of a multi-functional center being undertaken by Develon, the real estate investment and development company which is active in both Czech Republic and Slovakia. It will eventually provide retail and office space as well as two levels of car parking. In view of the LEED award, it is expected that the project will become a landmark destination in Žilina, and an inspiration for the region generally. Construction works are scheduled to commence in 2011.
Eric Johnson, G&T‘s leading LEED Accredited Professional, and one of just a handful of qualified practitioners in the region, commented on the project: “All of us at G&T are very excited about being part of this project as it is the first one in the country to be pre-certified and will thus set a standard for the many other projects that we expect to aspire to get the LEED certification. We want to make sure that the public understands the importance of such a certification for any future development.”
The Silver level pre-certification follows the USGBC’s preliminary evaluation of the project’s design, attributes and construction methodologies, and the subsequent conclusion that these elements will result in a Silver level of certification for Stadion. The final certification will be made once the USGBC has undertaken an independent document review upon completion of the building. This review confirms that the sustainable goals for the project have been achieved. The LEED Core and Shell rating system evaluates the entire project except for the interior spaces of tenants.
The key sustainability features / goals incorporated by Stadion include:
- Its location on a previously developed site;
- Excellent access to public transportation;
- A limited number of parking spaces;
- Incorporation of a cool and green roof;
- Reduced use of irrigation for landscaping features;
- A 50% reduction in water use over baseline requirement;
- A 30% reduction in energy use over LEED baseline requirement;
- Planned use of materials that are locally sourced and contain recyclable content;
